General Terms & Conditions

Booking Conditions
 

1. Contractual Terms


Direct Homes Algarve is owned by SVR Holiday Rentals, headquartered at Marina de Albufeira, Alameda do Convento, Loja 18, 8200-371, Albufeira and registered under NIF 515 382 078. The following Booking Terms & Conditions and any other information available in writing before we confirm your booking, should be read carefully as they reflect the rights and obligations of Direct Homes Algarve.


2. Price List


Direct Homes Algarve reserves the right to change the price of the accommodation (if not booked) at any time and to correct errors in the prices of confirmed reservations. If government measures such as VAT increases or any other government imposed increases will result in surcharges being added to your final holiday cost.


3. At the time of the Booking and Payment:


After choosing the holiday accommodation and requesting the respective reservation, you must make an initial payment (deposit) in the amount of 50% of the total cost of the reservation. This amount is refundable up to 30 days prior to arrival.
If you pay in full, and if you desire to cancel your booking, the amount will be refunded up to 30 days before arrival.
Booking confirmation will not be issued until payment is complete.
When the booking is confirmed, there is a contract between both parties from the moment we issue an invoice or send you a confirmation email.
Please check the booking confirmation carefully and report any incorrect or incomplete information immediately. Make sure the names match the identification documents (passport and/or citizen card).
If you have made the initial payment (deposit), you must pay the entire accommodation up to eight weeks in advance of the arrival. If payment is not received on these dates, we will cancel your reservation and the deposit is non-refundable.
All payments must be made in € (Euro) currency.


4. Included and Not Included in the Price

 

Included:
a) Rental of the accommodation for the reserved period;
b) Cleaning Service;
c) Laundry Service - Towel change up to 1x/week and bed linen change 1x/week;
d) Expenses for water, electricity, gas, maintenance of swimming pools and gardens;

 

Notes: Low season (winter) and long term rentals are subject to additional costs and rates may not include cleaning and laundry service or the cost of electricity, gas and water supply.


Not included, but available for an extra fee:
a) Heating of swimming pools (when applicable);
b) Jacuzzi.


All prices include VAT at the legal rate in force.

5. Reservation Information


a) Please inform us of your travel details (flight number and arrival time) at least 2 days in advance of arrival;
b) The number of people accommodated in the villa/apartment cannot exceed the number of people booked and paid for;
c) We recommend that you purchase limited-term travel insurance before departure, as we are not responsible for any lost or stolen items inside and/or outside the accommodation;
d) In certain accommodations, pets are not allowed, so we kindly ask you to inform in advance if you are bringing pets so that we can present the best solution according to your needs;
e) Minimum stays of 7 Nights in the Villas and a minimum of 4 Nights in the Apartments.

6) Rules of Behavior and Accidents and/or Property Damage


a) If the customer/visitor causes any damage to the accommodation, both in objects and in the facilities themselves, it is mandatory to make the respective payment for the loss and/or damage caused.
b) Behavior Warnings: complaints of noise, vandalism, reckless attitude towards the property or its contents and other situations; the customer is notified. After the second notice, the penalty due for unlawful behavior is the full deduction of the security deposit, and Direct Homes Algarve reserves the right to end the customer's rental agreement.
c) Direct Homes Algarve is not responsible for any personal belongings or objects stolen during the stay. All objects belonging to the property are the responsibility of the customer. In case of missing or broken objects, the customer can be held responsible and Direct Homes Algarve is entitled to charge the full amount of the items using the security deposit or, if the amount is higher, the customer will have to pay the difference in lack.

 

7. About the Accommodation


Accommodation is reserved only for the persons indicated on the booking form. No other person is allowed to stay on the property without written permission, nor shall they exceed the maximum number for the respective property. Unauthorized excessive occupancy may result in fines and/or immediate cancellation of the right to use the property.
You must, upon departure, leave the accommodation in a reasonably clean and tidy condition so that we can efficiently prepare it for our next guests.

 

8. Change of Reservations


a) If any member of the reservation, for whatever reason, is prevented from travelling, the person responsible for the main part can transfer the reservation to another person (provided that he meets all the conditions applicable to the vacation booked). We ask that, whenever there are such changes, please inform us in advance.
b) If you want to change your trip in any way, after confirming your reservation, please inform us as soon as possible, so that we can assist in the process of changing dates, if possible. Any requested changes may be subject to additional charges. The exact amount of the change will be notified before deciding to proceed with any changes.
c) If we are unable to assist you and if you do not wish to proceed with the original booking, it will be considered a cancellation requested by you, so we recommend that you consult the applicable Cancellation Terms (next clause).

 

9. Cancellation of Reservations


If the cancellation is made by you:
a) If the cancellation is made up to 30 days before arrival, the initial payment (deposit) or full payment will be refunded in full. If you do not meet these dates, the respective amount will not be refunded.


If the cancellation is made by Direct Homes Algarve:
a) If it is necessary to cancel your reservation or make any changes, we will do our best to inform you as far in advance as possible. Occasionally, we may need to make changes, correct website errors and other details, before and after bookings are confirmed. In the case of minor changes, we will do our best to notify you before travelling. If a significant change or cancellation needs to be made to your vacation plans, we will notify you as soon as possible.
b) If you accept the changes (new date or new accommodation, for example), the reservation remains confirmed. If the amount is lower, we will refund the difference that has already been paid. If the amount is higher, you will have to pay the difference.
c) If you do not accept the changes, the reservation will be canceled and the entire amount paid will be refunded.


10. Travel Insurance


Direct Homes Algarve does not offer travel insurance.
We advise you to purchase a travel insurance policy that at least protects you against cancellation, medical expenses, loss/theft of goods/documents, at the time of booking confirmation. It is your responsibility to ensure that the insurance coverage you have purchased for yourself and other members of the booking is appropriate and suitable for your specific needs. Please be sure to read the policy coverage terms and take them with you on your trip.


11. Special Requests


Please let us know at the time of booking any special requests so that we can meet your expectations and needs. Failure to comply with any special order will not be a breach of contract on our part.


12. Extra Activities and/or Local Experiences


If you choose to carry out activities and/or local experiences, such as excursions, we inform you that, although they may be recommended by us, they are not managed or controlled by us, so you must assume the risk in terms of security. If you wish to participate in, purchase or make use of any optional activities, the contract for the provision of that activity, facility or excursion will be between you and that same supplier.

 

13. Force Majeure Events


Force Majeure Events are events that cannot be predicted, controlled or avoided, such as wars, terrorism, natural or nuclear disasters, fires, adverse weather conditions, epidemics or pandemics, technical transport problems, among others. If we are prevented from fulfilling our contractual obligations for reasons of force majeure, we cannot be held responsible for any compensation, costs, expenses or any other amounts, including the value of the accommodation, will not be refunded.


14. Check-In and Check-Out


If you have booked a Villa, check-in time is from 4:00 pm and check-out time is until 10:00 am. If you have booked an Apartment, check-in time is from 3:00 pm and check-out time is until 11:00 am. If there is no entry of new customers on the day of check-out, you can benefit from a late check-out, if necessary.


15. Sars-CoV-19 (Covid-19)


Cancellation: Full refund up to 30 days prior to arrival.
If it is not possible to travel due to government restrictions due to the pandemic (such as declaration of a state of emergency decreed in the country of origin or in Portugal, or even with the closure of borders), it gives guests the right to choose:


a) Voucher in the amount of the reservation to be used within a certain period of time (determined by Direct Homes Algarve);
b) Reschedule the stay for a new date (if available).


The safety and cleanliness of our properties are our highest priority, so we comply with a set of sanitary and hygienic measures daily in order to receive our customers in a safe and clean way.


16. Complaints


If you have any problems during your stay, you must inform us immediately so that we can identify, analyze and repair it as soon as possible. After your departure, we do not accept complaints, as we were not given the opportunity to identify, analyze and repair in a timely manner. We also inform you that we have a Complaints Book.


17. Use of Data and Cookies (RGDP)

18. Intellectual Property Right
 

No website content may be copied, uploaded, reproduced, republished, sold, publicly displayed, distributed or exploited for any commercial purpose without the prior written permission of Direct Homes Algarve.


19. Updates to Terms and Conditions
 

Direct Homes Algarve reserves the right to update the Terms and Conditions whenever necessary. Updates to the Terms and Conditions will be posted on this page, with a clear indication of the revision date.

OTHER IMPORTANT INFORMATION FOR YOUR STAY/TRAVEL:

 

Identification Documents and Visas


It is your responsibility to ensure that your identification document (passport and/or citizen card) and visa are valid (if applicable). For foreign citizens, it is mandatory to share your identification document details with the local authorities, in order to guarantee your safety and that of others.

 

People with Motor Disabilities
 

If you have any kind of physical disability, please let us know at the time of booking so that we can assist in the process of choosing the most suitable accommodation for your needs.


24/7 Customer Support
 

We will provide you with a mobile number that will be available 7 days a week should you need any assistance.

 

Pools, Garden, Cleaning and General Maintenance
 

If your accommodation has a Barbecue area, make sure you keep it clean.
Beach/pool towels are not included.
Additional cleaning/laundry service can be arranged at an extra cost.
Please leave the dishes clean and tidy

 

Extra beds
Upon request and availability. Extra cost (on request).

 

Trash
 

Please take your rubbish daily to the nearest collection point to the accommodation, in order to avoid unpleasant smells and avoid the risk of insect infestation. If possible, please separate your garbage properly (glass, plastic, paper and normal waste).


Air Conditioning and/or Central Heating
 

Air Conditioning and/or Central Heating should only be used with people on the property and with all windows and doors closed. Under no circumstances should they be left on continuously while the property is unoccupied.


Television and WiFi
 

All properties have a TV with several channels available and free Wi-Fi.

 

Smoke
 

Smoking is not allowed inside the accommodation. Failure to comply with this rule will result in a €100.00 deduction from the security deposit.
Outside, use an ashtray for cigarette butts. Throwing cigarette butts onto the ground/garden is prohibited.
Damage caused by cigarette burns will be charged to the guest.

 

Transfers

 

If necessary, we have an airport transfer partner. It is necessary to book in advance. Extra cost.


Driving in Portugal


We inform you that, in Portugal, the driving rule is in the right lane and overtaking on the left. It is mandatory to have your driving license with you at all times. Some traffic rules may differ from country to country, so we advise you to inform yourself in advance.


Clients with motor disabilities


If you have any kind of physical disability, please inform us in advance so that we can assist in the process of choosing accommodation with the best accessibility conditions.


Child Safety


Direct Homes Algarve does not claim that the accommodations are fully adequate for the safety of children, so they must be supervised and always accompanied by adults. In particular, in the pool area, balconies, roads, among others.


Personal Health


If you have any pre-existing medical conditions, you should consult your doctor and inform them about the trip itself. Any special requests must be notified in advance.
The European Health Insurance Card (EHIC) is valid in all European Economic Area (EEA) countries and allows you to use public health services at a reduced or free cost. EHIC is not an alternative to travel insurance, but it is important to have an EHIC and a valid private travel insurance policy.

Direct Homes Algarve is not responsible if you miss your flight for not checking in at the correct time.

 

Currency


The local currency in Portugal is the Euro (€).


Accommodation Renovations


All information and photographs are realistic and reflect the essence of the accommodation, however, sometimes some of the advertised facilities or services may be temporarily changed/withdrawn, without prior notice. Gardens will grow naturally, furniture can be replaced and decor updated, and it's not always possible to display the most current photographs.


Important information about accommodation


When you arrive at the lodge, please take the time to familiarize yourself with the lodge's rules, safety features and important information.

 

Fire


In the event of a fire, you must immediately vacate the holiday accommodation and ensure that all members of your group have been evacuated and safe. Then immediately contact the emergency services (112) and the Direct Homes Algarve Team.

 

Pools


Our pools are regularly maintained and cleaned.
Make sure the holiday accommodation you choose to book is suitable for your needs, whether there are children or non-swimmers.
You must comply with the rules for using the pool:
- No diving (jumping);
- No running around the pool (some areas can become slippery and cause accidents);
- Avoid swimming if you cannot see the bottom of the pool, due to unforeseen weather changes;
- Use the shower before/after entering/exiting the pool to remove tanning oil, sand, among others;
- Special care must be taken with hazardous surfaces, drainage channels, slippery tiles or raised edges;
- Always supervise children and non-swimmers in and around the pool area;
- Avoid swimming if you have been drinking alcohol;
- Avoid swimming until 1 hour after eating.


Accident or Swimming Pool Closure


In the event of an accident in the pool area or nearby, you must immediately inform the Direct Homes Algarve Team. Any failure in the pool or equipment will be inspected, analyzed and corrected as soon as possible.


Pool water color effect


For cleaning and maintenance of the pool, we use chlorine - a natural bleaching agent. The more the pool is used and the warmer the weather, the more chemicals are needed to keep the pool water safe for use. In some cases, it can lighten some swimwear fabrics, so we advise you to use older swimwear so they don't get damaged. Direct Homes Algarve is not responsible for any damage caused in this regard.


Glass windows, doors and tables


We kindly ask that you take special care with glass windows, doors and tables, as the glass may not be tempered and cause some kind of unwanted accident.


Local Beaches
Find out about the safety rules for each beach. Make sure you are on a beach guarded by lifeguards and watch out for warning signs or flag codes.

 

Textile Allergies


If you have any allergies to certain types of fabrics, we advise you to bring your own bed linen.

 

Gas


All our accommodations with gas installations are regularly inspected by an accredited technician, who issues the gas quality certificate.
